Drawings brought to life
We turn architectural drawings into walkable VR tours, photographic renders and render films. Buyers see light, height, material and sightlines — not a floor plan with dimensions.

We sell what has not been built yet — and still let you see it.
Signature Listing specialises in the sale of transformation projects: monumental and existing buildings given a second life as exceptional homes. We do not only handle the marketing — we handle the sale ourselves. From positioning and pricing strategy to phased release, buyer conversations, reservations and coordination with notary, developer and contractor. One point of contact, from the first architectural drawing to the final handover.
A drawing does not sell a home. An experience does. So we let buyers walk through their future house before the first brick is laid.
We turn architectural drawings into walkable VR tours, photographic renders and render films. Buyers see light, height, material and sightlines — not a floor plan with dimensions.
Interested buyers are welcome at our office to explore the project through our VR headsets. Calm, personal, with every detail on layout, materials, timeline and pricing at hand.
A chapel, a bank, a villa: every building carries history. That history shapes the layout, the buyer and the story — and deserves more than a standard new-build brochure.
Nothing is passed on. The sale stays in our own hands, supported by a curated network of buyers that often starts moving before the project goes public.
At our office the project is ready for you: VR headsets, large-format renders, materials to hold and someone who can explain every choice in the design. New build and transformation stop being an abstract plan and become a home you can already picture yourself in.
Plan a visitNoordwijk and Apeldoorn — two remarkable buildings we guide from drawing to lived-in home.
We read the design, define the audience for each home and advise on layout, finishing levels and pricing strategy — before anything goes out.
VR tours, renders, render films and film. The entire presentation layer is built from the architectural drawings, in the language the building deserves.
Our own network first: buyers already searching in this segment get early access, with viewings in VR at our office.
A controlled introduction with a project page, campaign and international placement — multilingual wherever that reaches the audience.
Reservations, purchase and construction agreements, buyer options and notary coordination. We stay involved until the last home is delivered.
The questions developers and buyers ask us about transformation projects.
Two transformations: De Kapel van Sancta Maria on the Sancta Maria estate in Noordwijk, and Villa van Oranje in Apeldoorn. Both are existing, characterful buildings being turned into exceptional homes.
Yes. We build walkable VR tours, renders and render films from the architectural drawings. You are welcome at our office to experience the project through our VR headsets and go through the plans, materials and pricing with us.
The sale itself. Signature Listing takes care of positioning, pricing strategy, phased release, buyer contact, reservations, option agreements and notary coordination. If you only need marketing production, that is our Creation & Marketing Project service.
Every transformation carries history: a monument, a chapel, a bank, a villa. That character determines the layout, the buyer and the story — and it asks for a presentation that respects the building rather than a standard new-build brochure.
As early as the drawing stage. That is when unit mix, finishing levels, pricing and the visual language of the project can still be shaped, and when pre-sale to our own network of buyers can begin.
In most phases, yes. Pre-launch reservations are exactly what the VR material is built for — buyers make a considered choice long before completion.
